The Wyllie Farms Cash Rent Auction is a great opportunity for qualified operators to expand their acreage with productive Illinois farmland. Located in Union and Broughton Townships, Livingston County, this offering totals approximately 705.08 tillable acres divided into five separate tracts: Tract 1: 72.78 tillable acres Tract 2: 133.72 tillable acres Tract 3: 118.13 tillable acres Tract 4: 160.11 tillable acres Tract 5: 220.34 tillable acres Each tract is well-managed with proven yields, productive soil types like Ashkum silty clay loam and Elliott silt loam, and pattern tiling on most acres for strong drainage and reliable production. Recent soil tests show solid fertility and good pH levels. The farms are non-contiguous but conveniently located near Emington, Illinois, providing excellent access in a highly productive region. The property will be offered in five individual tracts, with each tract bid separately on a per-tillable-acre cash rent basis for a two-year lease covering the 2026 and 2027 crop years. The per-acre bid will be multiplied by the tract’s total tillable acres to determine the annual rent, which will remain the same for both years. Each tract will be awarded individually to the highest acceptable bidder. No deposit is required at bidding; however, winning bidders must pay the full annual cash rent for the 2026 crop year by January 15, 2026, and for the 2027 crop year by January 15, 2027. Bidders may submit offers on any single tract or multiple tracts, but each tract will be awarded separately. The auction will be conducted online only, with bidding open from 9:00 a.m. to 12:00 p.m. CST on Monday, August 25th, 2025.
